Massive Mixed-Use Project for Reno Area


A group of local developers has unveiled plans for what could be, at full build-out, the largest industrial park in North America. The proposed Tahoe-Reno Industrial Park (TRI) would occupy 102,000 acres seven miles east of Sparks in rural Storey County. If the mixed-use project comes to fruition, its final price tag would be around $200, according to the developers.

Lance Gilman and his partners, Don Roger Norman and his son Roger William Norman, are developing TRI. The trio say they have already a “solid $35 million” invested in the project. Work on parts of the industrial park has commenced, with earthmovers flattening the property in preparation for the first buildings.

In addition to what will be dozens of industrial buildings, the developers plan to build two 18-hole golf courses. The courses will be irrigated by recycled water stored in on-site man-made lakes. Also planned are new police and fire stations, administrative offices for Storey County, power stations and other major infrastructure.

The park’s businesses could eventually result in the hiring of 20,000 blue- and white-collar workers. Along with the influx of workers would come peripheral housing. In a bit of understatement, Leroy Goodman, a commissioner for nearly Lyon County, told the Reno Gazette Journal, “(The project) would have a big impact on us. It would have a big impact on the entire region. Reno and Sparks would benefit greatly. It would trickle out to Fallon and Lovelock. (TRI developers) have some big ideas with some big names looking at them.”
